BE IT KNOWN, that the undersigned_____________________________________
Agrees to rent the above described property.  IT IS MUTUALLY UNDERSTOOD AND
AGREED that during the term of this agreement or any extension thereof:

The ___________ will pay for electric, local phone, heat, air conditioning, satellite
TV service and excludes any  long distance calls.  IT IS UNDERSTOOD THAT
PROPERTY IS ON A PRIVATE CISTERN SYSTEM AND WATER USAGE
SHOULD BE CONSERVATIVE.   There is no garbage pick-up on
the island so tenants are requested to take garbage back with them to the mainland
for drop off.  Any garbage left on island will be charged at $20/bag. 

Special clauses: When air is on, tenant agrees to keep all doors and windows closed.
                           

SMOKING IS NOT PERMITTED ON THIS PROPERTY. SMOKERS MUST USE DESIGNATED RECEPTICALS OUTSIDE THE HOME. THERE IS NO FIRE SERVICE AVAILABLE ON THE ISLAND. NO FIRES ON THE BEACH OR NEAR PROPERTY ARE ALLOWED.  PETS ARE NOT PERMITTED ON THIS PROPERTY.

It is agreed that by undersigned signature that the tenant holds landlord harmless against any and all claims in the use of this property or any water related activity.
The same holds true for any items that the landlord provides for tenant use. BOATING AND SWIMMING IS AT TENANTS RISK.

The  aforementioned reservation fee is non-refundable unless notice is given within sixty (60) days prior to scheduled occupancy and only if agent finds alternative tenant to till time slot.  Money will be refunded (less $175 processing fee) when deposit of alternative tenant is received.  No personal checks on date of arrival will be
accepted.  All monies tendered on date of arrival (security/cleaning fee) must be
in the form of money order or cashiers check.

Any disagreement will be handled in Charlotte County, FL.

Check-in time is 5:00 p.m.  Check-out time is 10:00 a.m.
